Lease-Up Community Manager – Venture on Venetucci in Colorado Springs, Colorado
The Community Manager leads day-to-day operations of a Class A multifamily apartment community, driving strong financial performance, occupancy growth, resident satisfaction, and operational excellence. This position is ideal for an experienced multifamily property management professional with expertise in lease-up communities, new construction apartment communities, luxury multifamily operations, and property stabilization. As the primary business leader for the asset, you'll oversee leasing performance, revenue growth, team development, and resident experience while ensuring alignment with Thompson Thrift's operational standards and financial objectives.
Your Role as a Lease-Up Community Manager
As a Community Manager, you will oversee all aspects of property operations while leading and developing an on-site team. This role is responsible for driving occupancy, revenue growth, expense control, and resident satisfaction through strong operational execution and performance management.
You will serve as the primary leader on-site, balancing financial performance, team leadership, and operational priorities while fostering a strong sense of community and delivering a high-quality resident experience.
For communities in the lease-up phase, you will partner closely with regional leadership, marketing teams, and leasing professionals to execute lease-up strategies, accelerate occupancy, build community reputation, and successfully transition the property from initial lease-up to stabilized operations.
Key Responsibilities
- Lead, coach, and develop on-site team members to drive performance, accountability, and exceptional customer service
- Build strong relationships with residents, proactively address concerns, and support retention and satisfaction initiatives
- Oversee financial performance, including budgeting, rent collections, expense control, revenue optimization, and financial reporting
- Drive occupancy, lease-up success, and leasing performance by partnering with leasing teams on marketing strategies, digital lead generation, pricing, outreach marketing, resident events, and conversion efforts to achieve aggressive leasing goals
- Monitor local market trends, competitive apartment communities, lease-up performance, occupancy goals, pricing, and leasing metrics to inform operational decisions and maximize revenue
- Lead lease-up initiatives for new construction communities, including outreach marketing, grand opening activities, resident retention strategies, and collaboration with corporate marketing to establish a strong market presence
- Ensure service standards are met, including timely response to maintenance requests and efficient apartment make-ready processes
- Coordinate with maintenance teams to ensure the community is well-maintained and meets quality and brand standards
- Ensure compliance with company policies, Fair Housing regulations, and all applicable legal requirements
- Prepare and analyze operational, financial, occupancy, and performance reports to support business decisions and leadership review
Our Ideal Candidate for this Role
Education
- High school diploma or GED equivalent required; associate or bachelor's degree preferred
Experience & Requirements
- Minimum of 4 years of progressive experience in multifamily property management; 2+ years as a Community Manager preferred
- Experience managing Class A, luxury multifamily, lease-up, or newly developed apartment communities preferred
- Demonstrated success leading a community through lease-up, stabilization, occupancy growth, revenue growth, or high-performing leasing initiatives is highly valued
- Flexibility to work evenings, weekends, and be on-call as needed
- A valid driver's license and reliable vehicle is required for this role for purpose of routine outreach marketing and shopping comps; mileage reimbursement will be provided at IRS current rate
- Must be able to meet the physical requirements of the role, including frequent lifting of 10 to 25 pounds and occasional lifting up to 40 pounds, with or without reasonable accommodation
Skills & Attributes
- Strong leadership skills with demonstrated success leading high-performing onsite teams in fast-paced multifamily, lease-up, or luxury apartment environments
- Excellent communication, organizational, and customer service skills
- Strong financial acumen, including budgeting, revenue management, occupancy forecasting, leasing performance analysis, expense control, and NOI optimization
- Proficiency with Microsoft Office; experience with Yardi property management software preferred
- Ability to balance operational priorities while maintaining a resident-focused mindset
- Detail-oriented professional with strong problem-solving skills and the ability to thrive in a fast-paced lease-up or stabilized community environment
Preferred Certifications
- Certified Apartment Manager (CAM) designation preferred
