About the Role
We are looking for an experienced Floating Multifamily Maintenance Technician to support our team in maintaining multiple apartment communities throughout Central Boulder. This is a hands-on role for someone who is comfortable moving between properties, handling daily work orders, apartment turns, preventative maintenance, resident service requests, and emergency repairs with professionalism and follow-through.
The right candidate has direct experience in apartment, townhome, senior living, affordable housing, student housing, or other multifamily/residential property maintenance. We are especially interested in someone who can troubleshoot issues independently, communicate clearly with residents and property teams, and take pride in doing the job right the first time.
Because this is a floating role, candidates must have their own reliable vehicle, a valid driver’s license, and current auto insurance. Travel between assigned communities will be part of the regular workday. Must be able to drive in snowy conditions as well.
What You’ll Do
- Travel between assigned multifamily communities to provide maintenance support where needed
- Complete resident work orders in a timely, professional, and detail-oriented manner
- Prepare vacant units for move-in, including make-ready turns, punch lists, repairs, and quality checks
- Troubleshoot and repair common multifamily maintenance issues, including plumbing, electrical, HVAC, appliances, drywall, doors, locks, lighting, and general carpentry
- Support preventative maintenance across properties, common areas, building systems, grounds, and amenities
- Assist with snow removal, seasonal maintenance, and weather-related property needs
- Respond to after-hours emergencies as part of the on-call rotation
- Communicate clearly with residents, property managers, vendors, and other team members
- Maintain clean, safe, and organized work areas, shops, storage areas, vehicles, and equipment
- Follow company safety standards, fair housing practices, and maintenance procedures
- Help identify recurring issues and recommend practical solutions before they become larger problems
What We’re Looking For
- 3+ years of maintenance experience, ideally in multifamily housing or residential property management
- Experience supporting multiple properties, portfolios, or floating maintenance assignments preferred
- Strong working knowledge of apartment turns, resident service requests, and building maintenance
- Ability to troubleshoot HVAC, plumbing, electrical, appliances, and general repair issues
- 18 Hour O&M for ACM or similar, though will to offer training
- Valid driver’s license required
- Reliable personal vehicle required
- Current auto insurance required
- Ability and willingness to travel between assigned communities during the workday
- Ability to participate in an on-call rotation
- Comfortable using maintenance software, mobile work order systems, or basic digital tools
- Strong communication skills and a resident-service mindset
- Ability to lift, carry, climb, bend, kneel, and work indoors/outdoors in Colorado weather
- Professional, dependable, and able to manage priorities without constant supervision
Experience That Will Help You Stand Out
- Prior experience at market-rate, luxury, affordable, lease-up, senior, or large multifamily communities
- Previous experience as a floating, roving, or portfolio maintenance technician
- HVAC troubleshooting and repair experience
- Appliance repair experience
- Experience with boilers, irrigation, fire/life safety systems, access control, or elevators
- Experience supporting properties with 125+ total units
- Ability to train or mentor junior maintenance team members
- Strong make-ready / unit-turn quality standards
